HDR Global Headquarters is a 263,000 SF, 10-story mixed-use office building with a 20-foot tall first floor, which allows for a two-story lobby and the remaining first-floor space allotted as retail tenant space.
The building’s foundation is a-grade beams and pile caps supported by auger cast piles. The building structure was constructed with a structural steel skeleton and concrete slab-on-metal deck on each floor. The structural design utilized a bolted SidePlate connection (a design that eliminated the need for cross bracing, resulting in an uninterrupted floor plate) for the developer and tenant. The mechanical system is a chilled beam system offering reduced operational costs. This system also required less mechanical room space. Exterior envelope insulation values, including wall and roof insulation and glass performance, exceeded the current energy code. The exterior skin materials were a combination of rolled sheet metal panels, structural glass curtain walls, and aluminum storefront. The building’s Core and Shell was designed using sustainable building practices where economically feasible, including an energy-efficient building envelope and mechanical system, and environmentally friendly material selections.
Associated with the building is a 1,164 stall precast parking garage. The garage has a speed ramp offering decreased travel times to the third floor. This allows same floor access to the building on both the third floor via the bridge and the first floor via the Inner Rail alleyway.
The two structures are connected at the ground level by the Inner Rail, an alleyway lined with retail and entertainment uses, and on the second level via a sky bridge.
